Question: How much can I expect to pay in deposits
and fees?
Answer: Typically, with acceptable credit
the property will charge little to no security
deposit. If credit is an issue the properties
might ask for 1 month's rent. Most apartment
complexes will charge an administration fee
which is non-refundable will range between
$125 and $300.
Question: Will the apartment complex accept large animals?
Answer: Yes. Several have no weight limit;
almost all have breed restrictions. A few
will not accept pets over 25 lbs. Pet fees
at the majority of the complexes are non-refundable
and range from $200 - $600 depending on the
size of the pet and the number of pets you
have.
Most properties will only allow 2 pets per
apartment - but we do have a few that will
be more lienant.
Question: Can I get approved even if I have filed bankruptcy?
Answer: Yes. Although it must be discharged.
Some properties require the bankruptcy be
discharged for several years; some properties
have no time requirement.
Question: What are the standard lease terms?
Answer: Typically the standard lease term
7 to 13 months. (Due to the state bed tax
on rentals less than 6 month and 1 day, most
communities refuse to allow less then 7 month
leases)
Question: What if I need less than a 7 month lease?
(buying or building a home, short term job
assignment).
Answer: There are a few apartment communities
in Jacksonville that will allow 3 month minimum
leases for an additional fee. We know the
properties that will do 3 month minium leases
for a "reasonable" fee.
