Apartment Selector/Atlanta assists over 10,000 clients annually. We serve Fortune 50 corporations in their need of providing professional, reliable, knowledgeable and proficient services to their transferees. For nearly one half-century Apartment Selector has provided professional expertise and experience-based solutions that have assisted corporations with their relocation needs. According to a survey conducted by the Employee Relocation Council in 1998, 44% of the corporate relocating population are renters.

As the leader in the industry, Apartment Selector has developed a network that combines national coverage, quality control, and expertise for the employee renter population. Our Relo Team has a combined experience of over 54 years and the Relo Agents are carefully selected to ensure consistent quality through stringent performance standards for service and results. HISTORY OF APARTMENT SELECTOR
Apartment Selector was originated in Dallas, Texas based on the observation of Cecil Laughlin, Jr. that newcomers needed a professional to guide them through the process of locating rental communities with vacancies that matched the price, location, amenity and lifestyle needs they wanted.

During the 1960's the company operated mainly in the Dallas-Fort Worth areas. In the 1970's offices were opened throughout Texas and in 1977 offices were opened in Georgia and California. On May 25, 1979, the founder's son, Kendall Laughlin, purchased the business and continues the family tradition of service.

During the early 1980's the positive real estate market reflected in a unique growth for the rental agency industry and 1987 the company began franchise operations. Kendall Laughlin owns the franchise business and operates franchise offices in the Dallas area and Atlanta. Today the rental business operated under the Apartment Selector umbrella includes offices serving Atlanta, Austin Charlotte, Dallas, Denver, Fort Worth, Houston, Jacksonville, Memphis, Nashville, Oklahoma City, San Antonio and Tulsa. Additionally, Apartment Selector operates direct referral arrangements nationally and internationally. Through direct affiliations with national apartment owners, there is virtually no major U.S. not covered by Apartment Selector.


In May, 1995 Apartment Selector joined forces to develop the internet relocation business called the "ReloMall". This program has generated hundreds of thousands of prospects for nationwide housing. The internet business coupled with the Apartment Selector network has developed into one of the nation's largest personal service business for renters.

Apartment Selector operates the most extensive internet based database in the United States for assisting renters by professionals. For example, in Atlanta there are over 1,000 communities available for the renter to view on the internet.

Over the last 47 plus years we have assisted over 3.5 million prospects that are looking for a rental home. This year with our expanded nationwide database of apartment communities we will directly assist prospects in numerous cities across the country. Prior to the client's house hunting trip, they will have the opportunity to preview the communities selected by their Relo Agent through the Apartment Selector web site and though exclusive SHOWME program. They will be able to view detailed information on the community along with floor plans and photos.

II. COMPANY PROFILE AND TERMS

1. Apartment Selector/Atlanta is staffed with 7 agents, and 3 Specialized Relo Agents

2. We have over 1,100 listings in the Atlanta area covering 18 counties

3. Average amount of time to secure a rental is ½ day to 1 day

4. Relo Agents only need a 2 day lead time to meet with transferee

5. We have experience in and have "group move" capability

6. Have a service evaluation for customer feedback




III. PROGRAM PARAMETERS

RENTAL PROPERTY SEARCH
Upon receiving authorization by the "corporation client" to provide rental services, the Relo Agent will contact the customer by telephone within 4-6 business hours to complete a "needs assessment and analysis." The "needs analysis" will include assisting the customer to identify ideal communities, rental housing type, special accommodations needs, deposit requirements, and specific renter requirements.

Based on the "needs analysis", the Relo Agent researches the market and provides appropriate materials, access to available inventory of rental products and meets with customer to review. Following the review, the Relo Agent will provide a guided tour (½ day or full day) of the area and accompany the customer to the available units.

The Relo Agent is expected to provide Apartment Selector and "corporate client" with a 48-hour status update on each customer after initiating the initial customer contact.


LEASE SIGNING
The Relo Agent will assist the customer with all applications, lease negotiation and lease signing. This includes helping the customer to understand financial requirements, types of leases and agreements, insurance requirements, as well as all of paperwork and legal documents they will be asked to sign. The Relo Agent is required to notify the "corporate client" within 48 hours of lease signing. This is accomplished by email.


MOVE-IN
The Relo Agent will follow up with the customer once the lease has been signed and move-in has occurred. A post move phone call to the customer is done to be certain that the rental property meets with the customer's satisfaction.

In addition, the Relo Agent will notify the "corporate client" that the customer has completed his relocation search, secured a rental property, and moved in.


TRAINING
An Apartment Selector Relo Agent is required to go through relocation training and expected to participate in on going industry review, and in company-wide regional meetings, conferences, and training symposiums as requested.
